Rental Policies & Terms

We’re delighted you’re considering a stay with us.
Our goal is to make your booking process simple, transparent, and worry-free.
Please review the policies below before completing your reservation.

All rates are quoted in USD and subject to change until a reservation is confirmed.

Nightly rates vary by season, holiday periods, and local events.
Higher rates apply during spring break, summer, and major holidays.
Discounts may be available for weekly or extended stays.

Applicable state and local lodging taxes will be added to the total reservation cost.

A refundable $500 security deposit (pre-authorization) is held 1 day before arrival and released within 5 days after departure, pending inspection.

Well-behaved dogs are welcome with prior approval.

A non-refundable pet fee of $100 per stay applies at our vacation homes.
Guests are responsible for cleaning up after pets and for any damages or extra cleaning required.
If additional cleaning is needed after your stay, an extra charge will apply.
Unauthorized pets may result in forfeiture of the deposit.

Primary policy

100% of paid prepayments refundable when canceled 30 day(s) before arrival or earlier.

50% of paid prepayments refundable when canceled 14 day(s) before arrival or earlier.

0% refundable if canceled after.

A credit-card processing fee of up to 2% applies to credit or charge-card payments to cover secure payment processing and handling.

This fee complies with Colorado Revised Statutes § 5-2-212 and is not applied to debit-card payments or other non-card methods.
The total amount of any processing fee will always be displayed transparently in your booking summary before payment.

We strongly recommend purchasing travel insurance to protect your trip in case of unexpected cancellations, delays, or medical emergencies.

Travel insurance is optional and purchased directly from the provider.

• Check-out: 10 AM

Rates are based on availability and subject to change without notice.

Bookings are confirmed only upon full payment and acceptance of the rental agreement.
Guests are responsible for following all house rules provided at the time of booking.

Camper rentals are subject to additional terms and conditions outlined in a separate Camper Rental Agreement. These policies cover towing requirements, delivery and set up options, usage, guidelines, cleaning expectations, and liability. Guests booking a camper rental will be required to review and accept the Camper Rental Agreement.
